I have been using this fan timer in rental apartments for several years. The timer setting that keeps the fan on for a preset time after the light is turned off is concealed under the face plate making the setting essentially tamperproof. By keeping the fan running for a set time, the humidity level is reduced to eliminate steam condensation on the walls thus extending the paint life and reducing the potential for mold lawsuits. The problem with the switch is that the timer fails in a short time and has to be repeatedly replaced. 50% of the timers that I have installed have failed during the first 4 to 8 years and all have failed within 10 to 15 years. Yet I still use them in the rentals and at home.
